Fast forward to 2022 and there are countless non-QM lenders originating home loans, from small shops to massive depositories, at both the wholesale and retail level.

This is a testament to the popularity of mortgage lending that doesn’t fit the very specific credit box associated with a Qualified Mortgage.

Interest-only loans appear to be the most common non-QM loan type at the moment, mainly because lenders were already making them before QM rolled out.

Instead of selling them off, they’ll probably be kept on the banks’ books going forward.  This means more stringent underwriting guidelines, including higher FICO score requirements and potentially lower LTV limits.

A growing list of lenders now offer mortgages with 40-year terms, which are also unacceptable under the Qualified Mortgage rule.

Just note that the interest expense is quite a bit higher on these products due to the long amortization, coupled with what is probably a higher mortgage rate.

Very few lenders seem to be offering non-QM second mortgages, though there are some out there, and perhaps more will join the fray in the near future.

Part of this might have to do with the fact that second mortgages aren’t nearly as popular as they once were pre-housing crisis.

Good news for mortgage brokers – lots of non-QM lenders also offer their products via the wholesale and correspondent channel.

This makes a lot of sense given borrowers with tougher loan scenarios often work with brokers to find a home for their mortgage.

Who Offers Non-QM Jumbo Loans?

A number of these lenders may also offer non-QM jumbo loans that exceed the conforming loan limit and the high-cost loan limits.

In fact, several of the lenders on this list offer loan amounts of $3 million or more.

Additionally, many allow DTI ratios above 43%.  Remember, only Temporary QM loans are not subject to the 43% maximum DTI ratio threshold.

  1. I am looking for a $400K (or less) loan for a 2nd house. I am an early retiree (age 58) so I think non-QM might be a way to go. I have A LOT of assets, but can’t get “credit” for them in the traditional Qualified Mortgage manner. So I am hoping a non-QM loan would be available for me. I have 401k, Trad IRA, Roth IRA, 2 rental properties, other assets and can provide all past federal income tax returns.

    I am a Nurse Practitioner. I started last year in April as 1099 employee. I have been trying to refinance my current home to get a lower interest rate and cash out to do renovations to my home. I was turned down by my current bank, because I have not been 1099 employee for over 2 years. I did not believe it and so I shopped around, well they all said the same thing and now I feel stuck waiting another year and hoping interest rates remain low. Is there anyone that refinance homes with less than 2 year 1099 employee? My current interest rate is 5.5%. I have never missed a mortgage payment in the 11 years I have had this mortgage.

  3. I DON’T HAVE traditional fico score, but I can provide rental receipts in the past year, and I work for a company more than one year and earn a salary of $60,000, I can provide 2019 tax return, but not 2018 tax return. i can pay 3-5% down payment.

      1. My husband is temporarily laid off but my income has picked up to full time to meet the gap in his. Last years gross 1099’s were $104,000, but mine was only $18,000 of that. So far this year I’ve already earned twice that since he’s home helping me. We have three years of on time rental payments of $2,400/month.   12. I have a first mortgage at about $383,000 and a second at about $90,000. I need to refinance the two into one mortgage. The last appraisal on the house was a range of $460,000 – $480,000. I have never missed a payment on any of my owned homes. I have owned my current home for 11 years. I need to get my ex-wife off the notes and refinance in my name with a better rate. Looking for small 100k or less, 5yr-30yr primary, project financing, 50% LTV, mostly self funded, 2800 sf addition to home on 5 acre, fully recreational lakeshore lot in Minnesota, 30 miles from downtown metro. Mid 700 scores. Collateralized or stated options? Recasting interest only with disbursements is preferred, but very open to other reasonable possibilities.

      We have an investment “cash flow” program. Your payment needs to be 1.1 ratio. So if you get 10% more for rent than your payment, you qualify. How we determine the market rent is the appraisal unless you have a current lease agreement and they have been paying the lease for at least 12 months.

When (optional) principal is paid, it immediately lowers the monthly payments. And the principal can be re-accessed via check writing.
